Pag-IBIG Benefits

Pag-IBIG (Pagtutulungan sa Kinabukasan: Ikaw, Bangko, Industria at Gobyerno) is a government agency that provides housing programs and benefits to Filipinos. Also known as the HDMF (Home Development Mutual Fund), it was established to provide a national savings program and affordable shelter financing for working Filipinos. While housing programs are the core of Pag-IBIG, members can also enjoy additional benefits such as saving programs and calamity loans.

Pag-IBIG/HDMF benefits are government mandated for workers, which means that all employees must be enrolled in the program. Employers are required to shoulder 50 percent of the monthly contribution while the rest is paid by the employee.

New employees who intend to register and complete their member's information can visit https://www.pagibigfundservices.com/PubReg/Starter_Page.aspx.

  1. Log on to Pag-IBIG website.

  2. Accomplish and submit the on-line membership registration form.

  3. Print system-generated MDF reflecting Registration Tracking Number (RTN).

  4. Proceed to any Pag-IBIG office.

  5. Present system-generated MDF and pay membership contribution.

Alternatively, your office HR can assist you in submitting the form to Pag-IBIG. In this case, you can skip steps 4 and 5.

-For Those Already Employed-

As mentioned earlier, housing programs are the core of Pag-IBIG. Active members of Pag-IBIG can avail of affordable housing loans, which can be used for purchase of lot and construction of house, construction of house, or home improvement. Members who wish to avail of housing loan programs can now apply for it online by visiting the Pag-IBIG website at:

Active members can also avail of Pag-IBIG's multi-purpose loans and provident claims.

What are the Pag-IBIG benefits and how do you apply for each?

Housing loanThis loan can be used for purchase of lot and construction of house, construction of house, home improvement.

There are two modes of applying for a Pag-IBIG housing loan:

  1. Developer-assisted - the developer assists the member in his/her housing loan application

  2. Retail - the member applies directly to the fund1. Housing loan application form

    2.One valid ID, with photocopy, of Principal Borrower and Spose, Co-Borrower and Spose

  3. Membership Status Verification Slip

  4. Proof of Income

    5.  Authorization to Conduct/Credit Background Investigation

  5. Insurance Coverage

  6. Marriage Contract

  7. Birth Certificate

  8. For OFW members, Special Power of Attorney

  9. Processing fee:

    a. P1,000 - upon filing of housing loan application with required documents (non-refundable)

    b. P2,000 - to be deducted from loan proceeds

  10. Certified true copy of TCT/CCT by the Registry of Deeds (latest title)

  11. Location Plan and Vicinity Map

  12. Photocopy of Tax Declaration and Real Estate Tax Receipt1. Attend a loan counseling session at the Pag-IBIG office and accomplish a Preliminary Loan Counseling Questionnaire, Housing Loan Application (HLA) form, and Membership Status Verification Slip (MSVS).

  13. Submit HLA with complete requirements and processing fee.

  14. Receive Notice of Loan Approval/Letter of Guaranty and sign loan documents.

  15. Proceed to the following:

    a. Bureau of Internal Revenue for payment of documentary stamps and capital gains tax

    b. Registry of Deeds for transfer of the title and annotation of mortgage

  16. Submit required documents to Pag-IBIG for the release of loan proceeds.

  17. Pay the first monthly amortization on the month immediately following the loan take-out/final loan release.Provident claimA member may withdraw his savings (total accumulated value) after 20 years of membership with the Fund or contributions.1. Provident claim form

  18. Two valid IDs with birth date

  19. 1x1 ID picture

  20. Birth certificate1. Submit form and requirements to any Pag-IBIG office.

  21. On the due date (found in the acknowledgment receipt provided after submitting forms), claim check from the same Pag-IBBIG office. Bring acknowledgment receipt and valid ID.
